Berkshire County real estate sales in 2021 proved it remains a sellers market. Lack of homes continued to stymie would-be buyers. (#berkshirecounty)



Berkshire County real estate sales continued a good pace throughout 2021, though buyer demand did exceed inventory. The total number of all real estate transactions in 2021 was 2,375. That’s compared to 2,337 in 2020.

According to the Berkshire County Board of REALTORS® residential sales fell by 10% to 1,570 but the average selling price rose 16% to $434,846.


The Board also noted that multifamily sales “jumped from 165 sold in 2020 to 239 in 2021, a 45% increase. The dollar volume of multifamily unit sales topped $45 million dollars, up 75% from only $26 million in the previous year.”

Condo sales also grew, up 202 units in 2021 versus 180 in 2020. Commercial sales also rose. The market exceeded $36 million dollars in the sale of 62 commercial properties in 2021.

Land was very popular, with 302 parcels sold, up from 191 countywide last year.


In all, the total market volume transacted in 2021 exceeds $883 million dollars.
